61% means they have saved a little over half of what they should have by now. That is the middle. They may ask you for extra money one day.

Under 30% — they will likely ask 30–70% — they might ask Over 70% — they likely won't

This helps you two ways. Fewer rentals makes it easier for the next buyer to get a loan. And if you ever move away, you could rent yours out.

Master policyThe HOA's insurance. It covers the building.

Rental capA limit on how many homes can be rented out.

Why this matters when you sell. A bank checks your HOA before it lends money to your buyer. If the HOA has not saved enough, the bank can say no. Then fewer people can buy your home.

New rules started in August 2026. Banks now check this on every sale. Illinois does not make your HOA save money. They can even vote to stop. So keep an eye on this number yourself.
